Richard N D Smith BSc (Hons) MRICS

Born 1966 - Director of Fifield Glyn Ltd.

Richard was educated at Stockport Grammar School and joined Fifield Glyn in 1988 from Sheffield University having obtain a BSc( Hons) Degree in Geography. He qualified and was elected a Member of the Royal Institution of Chartered Surveyors in 1993 and also a Member of the Manchester Society of Land Agents & Surveyors in 2011.

He is responsible for the firm’s Manchester office and specialises in Commercial and Residential Valuation, Rent Reviews/Lease Renewals and other Leasehold Advisory work. In addition, He acts for both Owners, Occupiers and Landlord and Tenant Clients throughout England and North Wales on occupational and agency matters across all property sectors, including Retail, Office and Industrial , Asset Management, Commercial and Residential Investment, Dilapidations etc.

As an RICS Registered Valuer, Richard is qualified to undertake RICS Red Book Valuations. He acts for clients as an Expert Witness in Arbitration matters in accordance with The Arbitration Act 1950 and making submissions to Independent Experts in settling Disputes as well as advising on Professional Arbitration on Court Terms (PACT), a joint initiative set up by RICS and the Law Society as a form of alternative dispute resolution (ADR) for lease renewal disputes.
He is qualified to act as both Single or Single Joint Expert for valuations required to comply with Part 25 of the Family Procedure Rules 2010 and also Probate Valuation and CGT work including negotiating with HMRC. He also undertakes valuations under the provisions of Section 18(1) The Landlord & Tenant Act 1927 necessary in connection with Dilapidation Claims.

Clients include Public and Limited Companies, Partnerships, Private Clients, Banks/Lenders, Accountants, Pension Trustees, Solicitors, Public Bodies etc.
