Edwards June Jaunt!!!

7 June 2011

Edward is competing in this years Cholmondely Triathlon on Sunday 19th June 2011 (in less than two weeks time) and will be raising money for the Neuro Muscular Centre in Winsford which provides physiotherapy, support and work to those suffering with the muscle wasting disease Muscular Dystrophy. This is a charity very close to Edward’s heart.


 


Edward has been training hard in between busy work schedules with open water swimming in Manley Mere, running through the lanes of Cholmondely and enduring 25 mile bike rides around the hills of South Cheshire in preparation!


 


Fifield Glyn wish Edward all the best for the Triathlon.

Elliott Packaging Delivered Safely to Cheshire Business Park

One of the UK’s most respected packaging suppliers, Elliott Packaging Limited, have acquired a new Head Office at the new prestigious 30 acre Cheshire Business Park located at Lostock, Nr. Northwich. Elliott Packaging have bought a new 2 storey Grade A office comprising approximately 3,000 sf (285 m2) at Admiral Court for an undisclosed sum from CDP Limited, the development arm of the Marshall Group.  CDP were advised by Richard Smith of Cheshire based Chartered Surveyors, Fifield Glyn who acted jointly with Cushman & Wakefield.

NPORS Relocate to Gadbrook Park

NPORS, who are accredited training providers for plant operators in the construction, industrial and utility sectors, have relocated their Head Office from the outskirts of Northwich to the prestigious 60 acre business park, Gadbrook Park nearby.


 


NPORS have acquired a2 storey self-contained office, No. 14, Brunel Court, comprising approximately 1,300 sf (120 m2) together with 5 car parking spaces on a new 5 year Lease at an initial rental of £13,500 pa from the owners, Tamar Capital. Richard Smith of Chartered Surveyors, Fifield Glyn, advised the owners.

Change of Direction for Career Management Consultants

A leading career management consultancy, CMC Ltd has relocated their North West Head Office to Drakelow House on the established 60 acre business park, Gadbrook Park, located near Northwich.


 


The new self-contained detached office building comprising approximately 5,000 sf (465 m2) has been comprehensively refurbished to provide them with a new corporate HQ.  CMC have taken a new 10 year Full Repairing and Insuring Lease at an initial rental equating to £13.50 per sf (£145 per m2).  Fifield Glyn advised CMC in connection with both the acquisition and the project management of the fit out of Drakelow House as well as giving Dilapidations advice in connection with the exit from their former premises. 

Roadside Retail Investment Sale – 311 Liverpool Road, Eccles

17 May 2011

Fifield Glyn have sold a Roadside Retail Investment on Liverpool Road, Eccles to a private investment company for £717,500.


The property occupied a prominent position on the A57, between J11 of the M60 and Eccles Town Centre, close to the Bridgewater Canal.


With an income of £60,000 pa from tenants including William Hill, Subway and Domino’s Pizza, the investment produced a net initial yield of 7.9%.


 

Charles gets the vote!

Charles Fifield FRICS was elected Councillor for Weaver and Cuddington Ward of Cheshire West and Chester Council on Friday 6th May 2011.   


Charles won the seat with a staggering 1,972 votes and joins fellow Conservative Councillors John Grimshaw and Alan McKie.


 

Tax Payers Alliance- Empty Property Rates Report

John Fifield has put together a consortium of 22 small/medium sized property owners who sponsored the Tax Payers Alliance (TPA) to produce a report on Empty Property Rates. The TPA’s key findings were:-



  • Empty Property Rates will hinder a private-sector led economic recovery. Last year, empty rate relief was worth £1.2 billion to businesses.

 



  • With high vacancy rates across the UK, many landlords may simply to choose to demolish empty properties instead of paying the new rates. This would contract the fixed capital stock and make the economic recovery more difficult.

 



  • Collecting Empty Property Rates also causes councils problems, with increased administrative and collection costs. And some are using taxpayers’ money to destroy buildings to avoid paying the tax themselves.

 



  • Pensioners who are funding their retirement with rental income from a small number of commercial properties will also be hit despite receiving no income from empty properties.

 



  • In opposition, senior Liberal Democrat and Conservatives were highly critical of the tax.

Steve Jones comments on Allsop’s March Auction 2011

Allsop’s March auction produced a success rate of 73.5% compared with 70% in February and 80% in December 2010.


Allsop commented that sales in the room were again predominantly to new investors, which seems to confirm that seasoned investors are perhaps ‘keeping their powder dry’ awaiting an increase in interest rates and the arrival of distressed sellers later in the year.


Once again, London based properties and properties let on longer leases to better covenants proved to be the most popular, which is unsurprising with current world events.


Only 4 bank investments were sold, compared with 10 in February with an average yield of 5.82% compared with 5.94%.

Climate Change Week at Gadbrook Park!

With petrol prices hitting a record high this year, and the recession still having a very real impact on people’s pockets, the Gadbrook Park Bid is encouraging people to try filling their empty car seats for Climate Change Week.

To support Climate Change week which takes place between 21st-27th March 2011 the Gadbrook Park BID aims to encourage commuters to discover the benefits of sharing their drive to work. People who work on Gadbrook Park are able to search for someone to share their journey with on www.gadbrookpark.com

You don’t need your own car to join the Gadbrook Park Liftshare Scheme. Many members are happy to give someone a lift in return for a contribution to the fuel costs and a bit of friendly company. Thousands of people will be giving car-sharing a try during Climate Change Week.  

The Gadbrook Park BID is encouraging everyone on the business park to support this initiative towards greener travel… so to help you benefit from the scheme, we’re holding a prize draw throughout climate change week (21st to 27th March 2011).
