Alphyra Committed to Davidson House, Gadbrook Park, Cheshire

Acting on behalf of the owners, Cadnant Properties, Fifield Glyn have renegotiated the Lease terms with the Tenant, Alphyra UK Ltd. who operate “PAYzone” Europe’s leading branded retail network for the collection of cash payments.


Alphyra have entered into a new 10-year FRI Lease of Davidson House which comprises 10,629 sq.ft. (987.4m2), together with 50 car spaces at an Initial Rental of £150,000 pa, which equates to £14.11 psf. As part of the negotiations, the Landlord refurbished the accommodation which included redecoration, new floor coverings, ceilings and approved air conditioning.

Fifield Glyn Manage 157,000 sq ft Industrial Estate: Wolverhampton

Fifield Glyn have been instructed by a private Manchester-based Client to manage the Bluebird Trading Estate and Park Lane Trading Estate, Park Lane, Wolverhampton following the recent acquisition of the property.

Retail Investment Sale Prior to Auction : The Arcade, Market Place, Dewsbury

Bolton based Townson Estates have sold The Arcade, Dewsbury, a Victorian Retail Arcade with 18 units for a figure close to £1,500,000.


The property was acquired almost 2 years ago at a price of £1,000,000 when 5 of the units were vacant. Recognising the opportunity to “add value” Townson Estates acquired The Arcade through Fifield Glyn who were subsequently instructed to manage the property and let the empty space.


After the installation of a new shop front to the main elevation fronting Market Place and the completion of essential repairs and maintenance, The Arcade became an increasingly popular location for a number of local traders and has been fully occupied since October 2005.


The property was entered in to Allsops’ Auction with Fifield Glyn acting as Joint Auctioneers on 22 March but, such was the interest from a number of prospective buyers, contracts were exchanged almost 3 weeks before the date of the auction.


The sale price reflected a net initial yield of just under 7%.

Fifield Glyn Manage 135,000 sq ft Industrial Estate: Huddersfield

Fifield Glyn have been instructed by Kier Property to manage Black Rock Mills Industrial Estate, Linthwaite, Nr Huddersfield following the recent acquisition of the estate.

The Estate comprises 44 units totalling 135,000 sqft and was purchased in December 2005 as part of a larger 9 site development portfolio.

Royal Arrival at Gadbrook Park

Acting on behalf of Willan Developments, Fifield Glyn have arranged the sale of Unit 3, Royal Court on Gadbrook Park to Home & County Mortgages Ltd. who have relocated from Tabley in Cheshire. The newly constructed offices comprising approximately 4,650 sq.ft., together with 18 car spaces, was sold close to the asking price of £720,000.

Office Acquisition and Project Management: The Pinnacle, Manchester

Acting on behalf of the stockbrokers, Morgan Stanley Quilter, Fifield Glyn have advised in connection with the surrender of their existing offices on St. John Street in central Manchester and the acquisition of the 4th Floor at The Pinnacle on King Street. The Pinnacle, which was recently voted “Manchester’s Office Building of the Year”, was extensively rebuilt by Property Alliance Group and provides Grade A office accommodation.

The 4th Floor forms part of a building that has fully glazed curtain walling and benefits from air conditioning with underfloor cable management systems, LG3 compliant lighting and a new impressive entrance lobby. Fifield Glyn were also retained to advise in connection with the Project Management of the fit-out of the new offices.


Subsequently, instructions have also been given to dispose and relocate Morgan Stanley Quilter’s Liverpool office.

Office Acquisition and Project Management: Gadbrook Park, Cheshire

Acting on behalf of Osborne House Ltd., Fifield Glyn have acquired a Freehold office building known as Drake House on Gadbrook Park. The building, which comprises 11,700 sq.ft., together with 50 car spaces, has recently been subject to a comprehensive refurbishment to provide new Grade A office accommodation.
