The property comprises a modern building with 3 ground floor retail units and 4 office suites at first floor level.  Tenants include Poundstretcher, Subway, YMCA, Lancashire County Council and Blackpool & The Fylde College.

The purchase was agreed at £1,925,000, which represents a net initial yield of 9.2% based on the rent roll £189,644.

 

Christopher Sonkamble has taken a 10 year lease at a rent of £20,000 per annum from Landlord Barton House Investment Limited on the shop comprising of 68.4 sq m (736 sq ft) and along with the upper parts. The Hut.com, the on-line retailers and distributors of CDs and DVDs, etc, have renewed their Lease and taken additional office accommodation at the first floor of Meridian House located on the successful 80-acre Business Park, Gadbrook Park, located on the outskirts of Northwich.

 

The Hut.com have taken a new equivalent Full Repairing and Insuring Lease of approximately 538m² (5,800 sq.ft.) at a rent of £72,500 pa.  Chartered Surveyors, Fifield Glyn, negotiated the terms of the new Lease on behalf of the owners, Northern & Midland Holdings.

 

Acting on behalf of a private Client, Fifield Glyn have arranged the sale of a part income-producing industrial investment located at Road One, Winsford Industrial Estate, Winsford.

The Carers Federation have acquired the ground floor of No. 3 Brunel Court, a self-contained office situated on the 80-acre Gadbrook Park.  The Carers Federation have taken a new 3-year Full Repairing and Insuring Lease at a rent of £9,400 pa.  The Landlords, Kenmore Property Group, were advised by Chartered Surveyors, Fifield Glyn.

For the past 2 years RICS matrics has been running an appeal in aid of LionHeart: “Under 35’s Raising £35,000” and this target was achieved on Friday 4 July, ahead of the 31 July 2008 end date.

The Appeal total currently stands at £37,353 although we expect the final amount to exceed £40,000.  This has been achieved by the members and local groups of RICS matrics working together at specific Charity Events, sporting challenges, social and educational events.

Events took place across the UK, from Cardiff to Cumbria, Belfast to Bristol, Kent to Cornwall, Devon to Derby, Edinburgh to Essex, Lancashire to Lincolnshire, London to Leicester, Marches to Merseyside, Nottingham to North Staffs, Sussex to Southampton.

To raise the monies Member of RICS matrics worked together to organise Auctions, Raffles, rattled collection tins, throwing themselves into the challenge and in one case out of an aeroplane (with a parachute) to raise money any which way they could.

Whilst many members might assume LionHeart is for retired members, in fact 87% of new beneficiaries are of working age and 3% are under 35.  RICS matrics provides networking, support and other opportunities for students, trainees and newly qualified members of RICS.

The civil engineering company, Kier Construction Ltd, have taken a sub-Lease from Greystone Telecom of the entire ground floor offices of Greystone House located at Gadbrook Park, the 100-acre Business Park situated near Northwich, Cheshire. 

 

The offices which comprise 5,000 sq.ft. (465m²) together with 32 car spaces have been let for a Term of 7 years subject to a Rent Review in 2010 at an Initial Rental of £62,500 pa equating to £12.50 psf (£134.55 pms).
