Acting on behalf of Willan Investments Limited Fifield Glyn has purchased Greenwood Office Park, Salford at just over £3 million.
The property comprises three modern office buildings providing over 40,000 sf of offices prominently situated at the junction of Regent Road and the M602.
The total rent roll of £246,357 reflected a net initial yield of 7.75% with a number of vacant suites offering active management opportunities.
Osborne Kinsey (a partnership between Osborne Investments Limited and Claim Farm Development Company Limited) have just submitted to Chester City Planners their application to refurbish and extend 63 High Street and Top Farm in Tarvin village centre.
The scheme, if it is approved, will provide a small supermarket, a family restaurant, 9 small shop units, offices and a 60 space car park with a pedestrian mall leading to the High Street. The car park will be accessed directly off A556 opposite The Copper Kettle.
John Fifield of Osborne Kinsey said “This is a very exciting scheme which we have been working on in conjunction with local people for two years. We already have substantial interest from potential traders and we have every confidence that when the scheme is completed it will mean that Tarvin people will have a comprehensive range of shops, similar to Tarporley. We hope to have a planning consent by the Autumn with a view to starting on site in Spring 2009 and trading for Christmas 2009″.
Sutton Lodge, Sutton Weaver, Nr Runcorn has been let to Information Systems for Business Limited for a term of 10 years from January 2008, at a rent of £22,750 per annum.
The premises comprise a newly completed office conversion of traditionally constructed farm buildings and consists of 1,922 sq ft (178 sq m) with parking.

Osborne House have sold 1.8 acres (0.72 ha) to Taylor Wimpey for £1.5 million for the development of 30 houses. The site forms part of the former Belasis Hall Golf Club and as part of the transaction Osborne House are gifting some 20 acres to Stockton Borough Council for conversion to a country park to be known as Osborne Park.
Fifield Glyn represented Osborne House in advising on planning including the Section 106 Agreement and negotiating the sale to Taylor Wimpey who represented themselves.

IsotopX Limited have taken a 15 year FRI Lease on Unit A1 MillbrookCourt, Middlewich, Cheshire at the asking rent of £35,000 per annum which equates to £6.10 psf. The property comprises a showroom, storage, office and mezzanine floor totalling 5,738 sq. ft. (533 m2). Fifield Glyn Limited acted for the Landlords, Osborne Investments Limited.
Headleaseholders, Parkwood Developments Limited, sold their vacant office building at auction in September 2006 and instructed Fifield Glyn to prepare, serve and negotiate a Dilapidations Claim against the former Tenant, Worcester City Council. The tenant was represented by DTZ and the Claim was settled by negotiation at just over £100,000 on the 24,310 sq ft 1970’s office building.
Long Leaseholders, Urmston Conservative Club, instructed Fifield Glyn to represent them in their negotiations with Ask Developments and Trafford Borough Council for their relocation to a new purpose built Club within the Sainsbury’s anchored shopping centre. The new Club will extend to about 7,000 sq ft together with a Steward’s flat and a car space. Negotiations not only included the location and size of the new premises but also detailed schedules of specifications, fixtures and fittings together with timetabling of the move so as to fit in with both Ask’s contractors and the continuing trading of the Club. The negotiations were concluded by agreement before the confirmation of the Compulsory Purchase Order Construction on the new shopping centre has commenced and the Club is scheduled to move into its new facility in November 2008.
