‘Fifield Glyn to manage No.4 Ennismore Gardens, London’

15 June 2007

Following a successful application by the lessees of 4 Ennismore Gardens, London SW7 1NL to the LVT, Mr Rod Welfare of Fifield Glyn has been appointed to manage the property.  Over a period of years the building has suffered from substantial problems; a lack of proper repair and maintenance, a complicated financial position and a succession of managers have all hindered the smooth running of the property.  Rod Welfare and the team at Fifield Glyn have been appointed to restore proper management to the building and to undertake a programme of planned maintenance.

‘BID For Gadbrook Park’

13 June 2007

Due to the success of the first Gadbrook Park BID (Business Improvement District) meeting, held by Fifield Glyn in April, a second meeting is scheduled to take place on Wednesday 11th July at 12 Noon at Barclays, Octagon House.  Businesses from Gadbrook Park include; Barclays, Edmund Nuttall, Frank Roberts & Sons, Usechoice4, Weaver Vale Housing Trust, Osborne House and Vale Royal Borough Council who have all expressed their support for the scheme.


 


The next meeting will discuss the issues and costs the BID would cover such as parking, access, security, landscaping, lighting and a website.

Gadbrook Park goes ‘online’

Following the success of the first BID meeting for Gadbrook Park in April, Fifield Glyn’s Marketing Executive; Victoria Fifield, has put the finishing touches to the new Gadbrook Park website.


Victoria says ‘the new website is clear, concise and current! Now occupiers and prospective businesses can log on to see the large array of information on offer. The website encompasses two location maps, transport links, a downloadable occupiers list, property availability, design and build options, amenities available on the business park and current news. The main aim is that this website is to be used as a functional information point for all’.

Charles Fifield Elected UK Chairman of RICS matrics

Charles Fifield of Gadbrook Park based Surveyors, Fifield Glyn has got a busy few years ahead of him after being elected Chairman of RICS matrics UK Council, for which he had acted as Hon Secretary for 3 years. Charles was also Chairman of Greater Manchester for 2002/3.

Charles said ” I am honoured to have been elected as Chairman of RICS matrics. I have been involved in RICS matrics, and its predecessor the JO, since 1997 and I would strongly recommend all to get into contact with their Local RICS matrics group to take advantage of the networking opportunties/events it offers and to offer their assistance to help carry on the good work that it undertakes. RICS matrics not only organises networking events but is also at the heart of the Careers, Student Member strategy of RICS, trying to encourage more students to consider a career in Surveying.”

As part of his duties as RICS matrics Chairman he also sits on RICS International Governing Council and was a Trustee of LionHeart for 2006-2007, the benevolent fund for RICS members and their families.  He will continue the RICS matrics “Under 35’s Raising £35,000” Appeal for LionHeart established in 2006, with the aim of completing it by 31 July 2008.

‘Masterplan for Crewe Town Centre’

Masterplan for Crewe Town Centre

  

Crewe & Nantwich Borough Council have appointed Manchester based Urbed in conjunction with

  

TPM Landscape and Fifield Glyn, Chartered Surveyors, to produce a Masterplan for Crewe Town

  

Centre.

 

Their work, which is to be completed by October, will include evaluating the present

  

strengths and weaknesses of Crewe in relation to competing centres such as Chester and Hanley,

  

identifying development and investment opportunities and providing strategic advice for the

  

development of the town centre up to 2020. 

 

The Masterplan will cover the prime retail centre and up to the station.  The Urbed led consortium

 

will be consulting with local stakeholders as their plans evolve during the study period. They would

‘No justification for rates on voids’

2007 Budget – Empty Property Rates,

(published in the Estates Gazette dated 14th April 200 written by Mr John Fifield, Chairman of Fifield Glyn)

  

     I am very concerned about Empty Property Rates.  The present position (up to 1 April 2008) is

that shops and offices have 3 months rates free after each occupation when unoccupied and are

then charged 50% of the rates. Industrial and warehouse property is completely rates free if it is

empty.

   

    The new position will be that shops and offices will have 3 months rates free when unoccupied

then charged 100% rates. Industrial and warehouse property gets 6 months rates free then 100%

rates.

  

    This is a vast increase in overhead and is probably the finest example of a stealth tax you will

find. Historically, empty properties were not charged rates but in the early 70’s Harry Hyam said

that he was deliberately keeping Centre Point in Central London empty until he found a single blue

chip tenant to take the entire building and each year it remained vacant he put the rent up.  As far

as I am aware that is the only commercial building that has ever been kept empty on that basis

and it was extremely sad that a Conservative Government on a knee jerk reaction brought in

Empty Rates as a result.

  

    There was no real justification for it then and there is no certainly no justification for what is now

proposed. It will add serious costs to businesses be they property investors or occupiers trying to

dispose of a building as they move elsewhere.  It will be a severe deterrent to moving and it will

also be a deterrent to investors building speculatively, particularly in the poorer areas where commercial

property takes longer to let or sell.  I suspect that the impact will reduce the investment value of commercial

property with the knock-on effects to Pension Funds, Stockmarket, etc and Banks who may well reduce their lending. 

Most company borrowings are secured against their property.

 

    Gordon Brown has said his new scheme will raise £900 million – I think the total cost to business could be many

times that enormous sum.

Farrier House leashold interest was sold at Barnett Ross’ September auction for a sum of £100,000 to High Street Holdings Ltd,


Fifield Glyn advised the vendors. The property comprises of a total of 2,268.5 sq m (24,422 sq ft) with twenty car parking space . It was previously let to Worcester City Council at a rent of £212,500 pa.

Hollywood Park, Aberavon Seafront, PortTalbot







Work has started on the second phase of the Hollywood Park Leisure Development by Express Park Development Ltd. This will include a 20 lane, 20,000 square foot bowl building to be occupied by Bowling International ltd and a 3,200 square foot drive thru restaurant to be occupied by Burger King. The buildings are due to be completed by Summer 2007. The first phase of the scheme was a 6 screen Apollo Cinema. Works also include upgrading the Leisure Parks landscaping and signage and increasing the car parking provision to 389 parking spaces.










Marketing will start shortly for the final part of the development, which will be a 7,500 square foot family pub.

Nelson’s Quarter – 63 High Street & Top Farm, Tarvin, Cheshire

Osborne Kinsey (a partnership between Osborne Investments Limited and Claim Farm Development Company Limited) have acquired these two properties extending to about 10,000 sq ft on a 1.08 acre site for around £2 million.

Osborne Kinsey have instructed the Ratcliff Partnership in Manchester to prepare a scheme to refurbish and extend the existing accommodation to provide a Convenience Store, Unit Shops, Cafe Bar, Offices fronting a pedestrian walkway linking High Street to a 70 space car park with direct access off the A54.

The development will be known as Nelson’s Quarter after Nelson Money Managers who occupied the site for many years and it is hoped a planning application will be made Spring 2007 with construction commencing Spring 2008 and completion Christmas 2008.

Fifield Glyn introduced the property to Osborne Kinsey and negotiated the acquisition and have been retained for the project management and letting of the development.
