It’s a family affair!!

Gadbrook Park has a new addition to its marketing team, thanks to a new recruit to Chartered Surveyors Fifield Glyn – Victoria Fifield. Gadbrook Park has become one of the best known Business Parks in the North West due to its location, amenities and buildings and has been developed over 20 years by Osborne House and Vale Royal Borough Council.





John Fifield, Chairman of Fifield Glyn, is delighted to finally have all three of his children working in the business as both his sons, Edward and Charles, are already Directors of the company. John said ‘Victoria joining us means that we can focus fully on the development and marketing of Gadbrook Park throughout the North West’.





Fifield Glyn are not only one of letting agents for Gadbrook Park, but have a large range of services concerned with commercial property including purchase, disposal, leasing, rent reviews, arbitrations and investments to name but a few.





Following its 33rd birthday this year, the company has grown to 10 surveyors in total with three based in Westminster, London, allowing Fifield Glyn to work all over the UK and Channel Islands.





‘I am delighted with the prospect of developing the marketing of Gadbrook Park and building relationships with the current occupiers and Vale Royal Borough Council’ said Victoria. Victoria will also be responsible for promoting Fifield Glyn in both London and Cheshire, allowing her to fully immerse herself in the family business!

Osborne Investments purchased the long leasehold interest at Pugh & Co Auction at Manchester Airport on Wednesday, 19th July for £300,000.

The property comprises 5,738 sf accommodation including showroom together with mezzanine floor providing offices and store rooms with a Sui Generis retail use. Osborne Investments intend to refurbish and will be offering the property on a new lease at £35,000 pa.

Fifield Glyn acted for Osborne Investments in the purchase and have been appointed Project Managers and Letting Agents.

Nelson’s Quarter – 63 High Street and Top Farm, Tarvin, Cheshire

Osborne Kinsey (a partnership between Osborne Investments Limited and Claim Farm Development Company Limited) have acquired these two properties extending to about 10,000 sq ft on a 1.08 acre site for around £2 million.

Osborne Kinsey have instructed the Ratcliff Partnership in Manchester to prepare a scheme to refurbish and extend the existing accommodation to provide a Convenience Store, Unit Shops, Cafe Bar, Offices fronting a pedestrian walkway linking High Street to a 70 space car park with direct access off the A54.

The development will be known as Nelson’s Quarter after Nelson Money Managers who occupied the site for many years and it is hoped a planning application will be made Spring 2007 with construction commencing Spring 2008 and completion Christmas 2008.

Fifield Glyn introduced the property to Osborne Kinsey and negotiated the acquisition and have been retained for the project management and letting of the development.

A new sublease has been agreed for a term of 7 years from August 2006 on this property at a rental of £25,000 pa. The unit comprised approximately 248 sqm (2,666 sq ft). The planning use is A1 and the unit will be operating as an internet café.


The Lessors were represented by Fifield Glyn and Roberts & Roberts. The Lessee was not represented.

Alphyra Committed to Davidson House, Gadbrook Park, Cheshire

Acting on behalf of the owners, Cadnant Properties, Fifield Glyn have renegotiated the Lease terms with the Tenant, Alphyra UK Ltd. who operate “PAYzone” Europe’s leading branded retail network for the collection of cash payments.


Alphyra have entered into a new 10-year FRI Lease of Davidson House which comprises 10,629 sq.ft. (987.4m2), together with 50 car spaces at an Initial Rental of £150,000 pa, which equates to £14.11 psf. As part of the negotiations, the Landlord refurbished the accommodation which included redecoration, new floor coverings, ceilings and approved air conditioning.

Fifield Glyn Manage 157,000 sq ft Industrial Estate: Wolverhampton

Fifield Glyn have been instructed by a private Manchester-based Client to manage the Bluebird Trading Estate and Park Lane Trading Estate, Park Lane, Wolverhampton following the recent acquisition of the property.

Retail Investment Sale Prior to Auction : The Arcade, Market Place, Dewsbury

Bolton based Townson Estates have sold The Arcade, Dewsbury, a Victorian Retail Arcade with 18 units for a figure close to £1,500,000.


The property was acquired almost 2 years ago at a price of £1,000,000 when 5 of the units were vacant. Recognising the opportunity to “add value” Townson Estates acquired The Arcade through Fifield Glyn who were subsequently instructed to manage the property and let the empty space.


After the installation of a new shop front to the main elevation fronting Market Place and the completion of essential repairs and maintenance, The Arcade became an increasingly popular location for a number of local traders and has been fully occupied since October 2005.


The property was entered in to Allsops’ Auction with Fifield Glyn acting as Joint Auctioneers on 22 March but, such was the interest from a number of prospective buyers, contracts were exchanged almost 3 weeks before the date of the auction.


The sale price reflected a net initial yield of just under 7%.

Fifield Glyn have been instructed by Kier Property to manage Black Rock Mills Industrial Estate, Linthwaite, Nr Huddersfield following the recent acquisition of the estate.

The Estate comprises 44 units totalling 135,000 sqft and was purchased in December 2005 as part of a larger 9 site development portfolio.
