Simultaeneous Sale, Letting and Sub-Sale: Bolton, Greater Manchester

24 February 2005

Acting on behalf retained Clients, Eurodis Electron plc, Fifield Glyn have successfully negotiated the sale of their former 28,000 sq.ft. (2,600 m2) warehousing and office premises on Lever Street, Bolton, to the Property Company Charles Topham & Sons for a consideration of £1.5m.


In a simultaneous deal, Eurodis Electron took a new Lease of new self-contained offices, totalling approximately 9,200 sq.ft. (855m2) at Dunscar House forming part of Deakins Business Park, Egerton, also owned by Charles Topham & Sons, at a rent of £12.50 psf, including parking.

Fifield Glyn were also retained by Charles Topham & Sons to arrange a subsequent sale of the Lever Street property and negotiated a sub-sale to the Social Services Department of Bolton Metro, also for a consideration of £1.5m.

Apollo Stars in Express Park’s Latest Development: Rotherham

Express Park Group are pleased to announce that Apollo Cinemas Limited have signed an agreement to become the first major occupier on their 285 acre mixed use development at Manvers Lakeside, Dearne Valley, Rotherham. Apollo is taking a pre-let for a 7 screen multiplex cinema.



Express Park are continuing discussions with other parties who have expressed interest in the bingo, bowl, health and fitness and restaurant elements of this exciting scheme.



The Manvers Lakeside development also consists of some 450 residential units ranging from lakeside apartments to 4 bed family dwellings including a senior living element.



Unique to Express Park is their ‘Exchange’ concept which will form part of the development, the facility will consist of state of the art offices, conference space and syndicate rooms, a nursery, a café/brasserie and a medical centre.



Additionally there will be a family pub, business hotel, neighbourhood retailing, petrol filling station and car showroom, plus 14 acres of further employment land for B2/B8 uses.



Outdoor leisure facilities include a 9 hole pay and play golf course and driving range with 30 bays plus clubhouse. An enhanced 45 acre lake and its environs will become a centrepiece of Express Park’s development.

Office Investment Sale: Preston Brook, Runcorn

Syndicate Clients of Fifield Glyn have sold Unit 2, Wellfield Business Park, Preston Brook, Cheshire to Greenalls (Runcorn) LLP represented by Christopher Chaplin & Co for £1.1 million (6.5% net).


 


The building extends to 6,175 sf with 34 car spaces and is let to Allied Dunbar on a 15 year FRI Lease from 29 September 1996 at £76,000 pa.

Freehold Retail Acquisition: Barrow-in-Furness, Cumbria

Cheshire based Osborne Investments Limited have acquired a freehold retail investment at 117/119 Dalton Road, Barrow-in-Furness from private Clients of Peill & Company.


 


The property is occupied by United Co-operatives Retail Travel Limited trading as Barrow Travel for 10 years from 29 June 2001 at a current rent of £41,000 pa which is subject to  an upward only Rent Review in June 2006.


 


The investment was purchased for £565,000 representing a net initial yield of 7.13%.

The Medici Gallery Ltd have taken an assignment of 5 Cork Street, London W1 on a 10 year FRI Lease from May 2000 for a premium of £40,000. The rental is £50,000 pa.

Office Letting: St Andew’s Court, Plymouth

Old Mutual have let their second floor offices of St Andrew’s Court, Notte Street in Plymouth to Plymouth City Council on a new FRI Lease until September 2009 at a rental of £19,750 pa.
