Freehold Retail Investment Acquisition: Keynsham, Bristol

27 October 2003

Sheltone Properties Ltd. have purchased a freehold retail investment at 12 Temple Street, Keynsham at a price of £417,500, reflecting a net initial yield of 6.06%.


 


The property is let to Specsavers Optical Superstores Ltd. by a 15 year FRI Lease from 17 February 2000 at a passing rent of £26,500 p.a.  The Vendor was a private Client of Carter Baynes and Sheltone Properties Ltd. were represented by Fifield Glyn.

Retail Investment Acquisition: Altrincham, Cheshire

Clients of Fifield Glyn have purchased a freehold retail investment at 64 George Street, Altrincham at a price of £550,000, reflecting a yield of 7.0%.


 

The property is let to Carphone Warehouse Plc at a rent of £41,000 p.a. until November 2007.

Prime Shop Investment Acquisition: Buxton, Derbyshire

Clients of Cooper Martin have sold a freehold shop investment at 45 Spring Gardens, Buxton, adjoining M&S, to Sheffield Mutual Friendly Society represented by Fifield Glyn and Hill Dickinson, for £282,500 reflecting 6.6% yield. 


 


The shop is let to Claire’s Accessories Ltd on a 10 year FRI Lease from 27 May 2003 with 5 year Rent Reviews at £19,500 pa.

Office Letting: Northwich, Cheshire

Acting on behalf of Sodexho Ltd., Fifield Glyn have arranged a Sub-Letting of their office premises, 3/4 Brickfield Business Centre, Manchester Road, Northwich to Career Vision Ltd.

Fifield Glyn Merger

Fifield Glyn of London W1 has merged with Fifield Glyn Limited of Gadbrook Park, Cheshire.  Roderic L Welfare BSc MRICS becomes an Equity Director.  The Lord Wolverton FRICS has retired.


 


The combined firm will continue to practice from both locations.


 

Sale and Leaseback Transaction: Wrexham Industrial Estate, Wrexham

Private investment clients of Fifield Glyn have acquired a freehold food manufacturing facility at Abenbury Way, Wrexham Industrial Estate, Wrexham.


The modern 7,772 sq. metre (76,123 sq.ft.) was acquired from Delta Dailyfood (UK) Limited, manufacturers of high quality frozen ready meals, who simultaneously entered into a new 17 year FRI lease at a commencing rent of £270,000 p.a.  The purchase price of £2,650,000 represents a net initial yield of 9.64%.

Retail Courtyard Acquisition : Blackhall Yard, Stricklandgate, Kendal

Acting on behlaf of Bolton based Townson Estates Plc, Fifield Glyn have acquired Blackhall Yard, Kendal from Cheval Properties.

The property comprises a specialist retail courtyard of 14 units situated between Stricklandgate and the Westmoreland Shopping Centre.


The courtyard was purchased for £1,315,000 representing a net initial yield of 9.0% based on a current rent of £125,100 pa which is considered to be reversionary.
