Local Schools need your help to enter ‘Dragons Den’ competition!

Weaver Vale Housing Trust (WVHT) have decided to put together a Dragons Den style competition ‘Young Star ship Enterprise Challenge’ to local schools in the area to try and encourage forward thinking and entrepreneurialism.

WVHT are ready to start to confirm a panel of Judges to join the “Dragon” style panel to assess the pitches each of the school teams put forward. In addition to these Judges, Weaver Vale Housing Trust (WVHT) is looking for business mentors to work with a team up to the pitch during school time.

WVHT have developed an application form for potential judges and business mentors to complete and return to as soon as possible, these will then go through a selection process so WVHT can have a cross section of judges on the panel. WVHT are in need of business mentors to work with the teams in schools. Each team will be assigned a mentor to one team and they will support them through to the pitch and help to prepare them for the judges.

There are currently 10 teams registered from Tarporley High School, St Nicholas Catholic High School, University of Chester Academy Northwich, Winsford Academy and The Russett School.

As this is the first year for this project WVHT are keen to encourage as many business leaders as possible to become involved to make it a success and, be the first of many more years to come for the project. It is important to WVHT to include as many people, skills and knowledge to help give the young entrepreneurs a good experience and give the business leaders a positive experience too!

Cape Return to Wharton Park House, Nat Lane, Winsford

Industrial cleaning firm, Cape Environmental Services, have taken a new 3-year Lease of 1,955 sq.ft. of the ground floor of Wharton Park House, together with commercial vehicle parking. 
Cape had previously occupied the property some 10 years ago, and have relocated from offices in Warrington.

Arthur Willcock, who advised the Landlords, comments “A new Lease to Cape Environmental Services demonstrates the quality of the offices at Wharton Park House, and is another step towards ensuring the building is fully let with quality Tenants”.

Waste Management Service Savings up to 43% on waste costs!

In November 2011 a study was conducted to quantify the waste generated by Gadbrook Park.
The data from this study was sent to different waste companies (in a non-business specific
summary format) and they were asked to write a proposal for managing this waste.

The aim of the project was to rationalise waste management contractors across Gadbrook Park, in order to
deliver benefits such as reduced waste disposal costs for companies, reduced number of waste vehicles
accessing the Gadbrook Park and environmental improvements such as less waste going to landfill.

A number of companies responded with service offerings that have significant economic and environmental
benefits to businesses operating on Gadbrook Park. One of these offerings has been selected and approved
by the Business Improvement District Executive Board and is now available to all businesses on Gadbrook
Park. It was noted that a number of companies are tied into existing waste contracts so this offering has
been made available for the foreseeable future to ensure all businesses can benefit from reduced rates going
forwards.

The benefits to businesses are:

  • Average disposal costs have been reduced by 43%
  • Each company will still have an individual contract with the waste provider that meets their business needs
  • There is the provision of General Waste and Dry Mixed Recycling (DMR) that can include materials such as cardboard, paper, plastic, metal cans and glass
  • A range of containers are available to suite small and large businesses. Indoor containers for the collection of recyclable materials can also be provided
  • Collections will be on Mondays and Thursdays (5am – 5.30am) to remove any traffic issues.
  • Additional collections can be arranged if required
  • The environmental impact of transport is minimised by using local depots and bio-diesel vehicles
  • 80% of General Waste processed by the service provider currently avoids landfill, this figure is targeted to be 100% in 2014 through the use of a Refuse Derived Fuel (RDF) plant

Newsletter 3 – Welcome

You only
have to look as you enter Gadbrook Park at the many improvments that have
taken place over the last 6 months. The Daffodils in full bloom on the
grass verges at the entrance to the Park, the new trees coming into life
at the subway following a damp and wet winter, the new road name signs,
new street lighting, extension to the double yellow lines, which in some
areas has improved congestion. The refurbishment of the pond area at
Chelford House, with new planting later in the year and many of you will
have seen the new seating areas popping up around the Business Park,
which you will be able to enjoy in the coming summer months.

Annual Business Survey Result 

Over 40% of
businesses on Gadbrook Park responded to the annual Business Survey, with
93% of respondents rating the overall level of business support provided
by the Business Improvement District as either Good or Excellent.

100% of
respondents reported that they hadn’t suffered from any physical criminal
damage to their business premises in the last 6 months and more than 85%
of businesses felt that they were less vulnerable to crime since the
Business Improvement District was established in November 2009. When
asked what your thoughts were on the image improvements that have been
made in 2010/2011 across Gadbrook Park, 89% of you rated these
improvements as either Good or Excellent.

Alpha Omega Security

On 1st June
2012 the new Secuirty provider Alpha Omega will take over the Secruity
Services on Gadbrook Park. Alpha Omega is based in Crewe and work with
major companies across Cheshire and the Midlands. Some of their key
clients include Britton Taco, Car Transplants, Unipart Rail, 20/20 Mobile
and the prestigious Cheshire Show. If your business requires any further

Gadbrook Park Quiz Night Winners – Weaver Vale Housing
Trust

January
2012 saw the first ever Gadbrook Park Quiz Night at Nunsmere Hall Hotel.
The Winners were the team from Weaver Vale Housing Trust, who were
presented with the Challange Cup and other goodies by the Gadbrook Park
BID Chairman John Fifield.

A total of
18 teams battled it out for the top spot in the quiz, which tested
competitors’ general knowledge. Second place was awarded to Turnkey
Instruments and third place to SCI Search and Selection. The wooden
spoon was presented to Nationwide Network an enthusiastic team, who were
delighted with their prize.

Chairman
John Fifield said “I am extremely pleased with the turn out and the
effort from everybody who took part and donated prizes; it was a most
enjoyable evening”.

Special
thanks must go to Nunsmere Hall Hotel who provided a fabulous Hot Pot
Supper, everybody who attended on the evening and the quizmaster Neil
Bebbington.

 

 

Gadbrook Park Bike To Work Day – Remember this chap?

Following
the huge success of the first Gadbrook Park bike to work day in September
2011, the executive board have taken the decision to host this very
popular event again on Tuesday 10th July 2012.

Everyone
who takes part will be treated to a breakfast sandwich and drink from
Cafe Arabica and will be entered into a prize draw, where the lucky
winner could be in with a chance of winning a bike.

Fifield Glyn Commercial Update – A Busy
12 Months!

 

It has been a busy time all round, since we relocated our
London Residential Management to our Mayfair office in June.  You
may be surprised to learn about some of the work we have been involved in.

Fifield Glyn Buys Spencer Lewis – A Residential Block Management
Specialist

At the end of January 2011 we acquired Spencer Lewis to
strengthen our residential block management services.  Since then we
have amalgamated the two London offices and moved to our offices in
Carlos Place, Mayfair, which has enabled us to expand our service offer to
include a comprehensive management service for mixed use schemes.  We
are now able to provide additional building management services and are
seeking to expand our management portfolio across all property sectors.

Commercial Property Management

Alongside the expansion of our residential management, our
commercial property management has continued to grow, with the receipt of new
instructions increasing total assets under our management.  The
portfolio includes retail, office, industrial and roadside properties,
convenience stores and car parks.

Dilapidations

We have continued to deal with an increased amount of
dilapidation work for both landlords and tenants, with detailed knowledge of
this specialist subject area helping us to achieve some great results for our
clients.  We advised on claims with a total value in excess of £6.9m
during 2011, with claims ranging in value from £5,000 to
£5,000,000.  In our experience early consultation with the client is essential
to obtain the best results.

Project Management / Development

Project management and development advice is another service
we have been able to expand.

We are currently advising Cats Protection on the
development of a new headquarters in Padgate, Warrington.  Having
identified a new site for development, advised on planning and arranged the
demolition of the existing building, we are now project managing the
construction of a new state of the art facility due to be opened in early
2013.

We are also advising Tata Chemicals on their new 1,673 m2
(18,000 sq ft) office in Northwich.  Our instructions included assessing
the client’s requirements, preparing a design brief, selecting a construction
contractor and procuring finance by way of a forward sale and
leaseback.  We are now acting as client’s representative during the
course of construction and practical completion is expected before the end of
the year.

We are also advising clients on the development of a number of
budget hotels and roadside schemes, where we have identified potential sites,
produced development appraisals and advised on planning, forward funding and
investment sales.

Strategic Advice and Planning

Stena Line have recently moved their ferry port facility to
the new £200m deep water Loch Ryan Port at Cairnryan and Fifield Glyn have
been instructed to advise on the redevelopment of their former base at
Stranraer.  The relocation allows the regeneration of Stranraer’s
waterfront area, in which Stena Line own a strategic 5.42 ha (13 acre) site,
which is to be redeveloped with 9,294 m2  (100,000sq ft) of retail,
together with housing and a new transport hub.  Fifield Glyn has been
appointed by Stena to advise on the development, find a joint venture partner
and liaise with Dumfries and Galloway Council.

We also continue to provide strategic advice on property
portfolios.

Agency

Whilst current market conditions remain challenging, we have
managed to let and sell a number of properties.

One resilient area has proved to be the central London retail
market and we recently sold a shop lease on Mount Street for an £800,000
premium.

We have also acquired a number of properties for both freehold
and leasehold occupiers.

Rating

We are advising many occupiers on rating matters, making
appeals in relation to current 2010 rating list assessments in order to
reduce their business rates liability. We also advise in relation to
minimising empty property rates liability and represent clients in discussions
with the Valuation Office Agency and Billing Authorities.

Valuation

Our RICS Registered Valuers have remained busy, providing
valuations for clients including family trusts, pension funds, property
companies and commercial businesses, for a variety of purposes including loan
security, purchase reports and financial reporting.

In 2011 we provided valuations of properties across England,
which ranged from single assets to portfolios, with an aggregate value of
over £20m.

Investment Agency

No matter what the economic conditions, opportunities do arise
and, despite another challenging market, we have been able to complete a
number of transactions.  We also have a number of clients actively
seeking new acquisitions, especially on an off market basis.

Corporate Property Advice

We have continued to provide corporate property advice for our
clients, recently adding Tate & Lyle and Syngenta to our client list.

Rent Reviews and Lease Renewals

Economic conditions have continued to affect the number of
instructions we have received in this area, but a number of our clients have
benefited from taking early advice and planning ahead.

Expert Witness / Arbitration

Whilst rent
review, independent expert and arbitration work has been reduced over the
last few years, we continue to receive appointments.  We are also
involved in acting as expert witness for service charge and valuation
disputes.

Another Fellow for Fifield Glyn

We are pleased to
report Edward Fifield has been elected a Fellow of RICS, joining John
Fifield, Charles Fifield and Steve Jones, and confirming that Fifield
Glyn continues to uphold the highest professional standards.

Protect Empty Property From Metal Theft

Metal theft is a very serious problem and is considered the fastest growing crime in the UK.It is estimated to cost the UK economy £770million annually. An almost unbelievable 15,000 tonnes of metal was stolen last year affecting transport, utilities and the general public on an almost daily basis. Property has become a serious target, with this crime affecting all types of property especially empty buildings and in particular those that have been vacant for some time.



The following steps should assist when considering this problem:-
· Undertake a thorough risk assessment of your property – identifying higher risk items that could be targeted by thieves is a good starting point. 
  This process will enable you to determine what metal you have, where it is and how likely it will be a target.


· Remember that metal theft can affect any part of your premises, like roofs, cabling, boilers and plumbing, gates and fencing and manhole covers. 
  Thieves will take virtually anything with scrap value.


The next step is to take action to mitigate the risk and ensure high risk metal on your premises is better protected:-
· Secure the Perimeter – Keep intruders out with steel security screens, doors and fencing


· Install an Alarm – Nothing does more to detect and deter intruders 


· Patrol and Inspect Regularly – Especially at night!
 
· If possible – Maintain Good Lighting Around the Property


· Reduce, remove or replace any metal where possible – Replace with a substitute such as non-lead flashing or plastic pipes.  Consider if the overall level of metal stock can be reduced.
